Executive Team

    • Jackson Hsieh

      President and Chief Executive Officer

      Mr. Hsieh has served as President and Chief Executive Officer since May 2017, and previously was the President and Chief Operating Officer. Prior to joining Spirit, Mr. Hsieh served as Managing Director and a Vice Chairman of Investment Banking at Morgan Stanley, Vice Chairman and Sole/Co-Global Head of UBS’s Real Estate Investment Banking Group, and various other leadership roles which include a prior period at Morgan Stanley and tenures at Bankers Trust Company and Salomon Brothers, Inc. Mr. Hsieh is a graduate of the University of California at Berkeley, and earned a Master’s degree from Harvard University.

    • Phillip D. Joseph, Jr.

      Executive Vice President and Chief Financial Officer

      Serving as the Executive Vice President and Chief Financial Officer at Spirit Realty since April 2015, Phil oversees all aspects of Finance, Accounting, Tax and Information Technology at the company. Phil has over 24 years of real estate expertise including developing, leading and executing capital markets, and financial planning and analysis activities. Prior to working at Spirit Realty, Phil served for more than 13 years at Prologis as their Managing Director and Global Treasurer. His experience and longevity in the real estate field provides a great benefit to the company.

      Phil’s educational background includes a Bachelor’s degree in Economics & Management from DePauw University and a Masters of Business Administration from the JL Kellogg Graduate School of Management at Northwestern University.

    • Boyd Messmann

      Executive Vice President and Chief Acquisition Officer

      Boyd Messmann serves as Executive Vice President and Chief Acquisitions Officer at Spirit Realty Capital. Mr. Messmann has more than 25 years of experience in commercial real estate and has closed more than $14B in transactions during his career. Prior to joining Spirit Realty Capital, Mr. Messmann spent six and a half years with VEREIT Inc./Cole Real Estate Investments as Senior Vice President of Acquisitions, where he originated and closed approximately $4B in Single Tenant Net Leased Acquisitions. In that role, he was team lead for office and industrial acquisitions and responsible for identifying and evaluating acquisition opportunities, BTS opportunities, preliminary underwriting, and execution.

      Prior to joining Cole, Mr. Messmann served as President and CEO of Blaire Energy, LLC, a company established to make investments in real estate, oil and gas, and provide advisory services to other entities and individuals. Mr. Messmann has also served as Senior Investment Officer for First Industrial Realty Trust, Inc., Senior Business Credit Development Manager for Wells Fargo Commercial Mortgage Origination Division, Regional Vice President Commercial Finance for Shell Capital Investment Banking Division, Vice President Corporate Finance for Franchise Finance Corporation of America/GE Capital, Senior Manager International Mergers and Acquisitions for PepsiCo, Inc./YUM Brands, Vice President and Regional Director for Vanguard Management Services, Inc., and Senior Asset Manager/Acquisitions Manager for Lincoln Investment Management Company, the Investment Banking Division of Lincoln National Corporation.

      Mr. Messmann earned his Bachelor of Science degree in Finance and Accounting from Indiana University and a Master of Business Administration degree from the University of Kentucky. Mr. Messmann has been a CCIM for over 20 years, and is actively involved with multiple charities in the Dallas area.

    • Jay Young

      Executive Vice President – General Counsel

      Serving as the Executive Vice President and General Counsel at Spirit Realty Capital, Jay Young has responsibility for managing all aspects of the Company’s legal function, including corporate governance, securities compliance and the real estate transaction closing department. He also advises on the company’s equity plan administration, insurance program and capital markets transactions.

      Jay has more than 20 years of experience advising publicly-traded companies. Before joining Spirit Realty Capital, Inc. (NYSE: SRC), he served as Senior Vice President and General Counsel for Wingstop, Inc.  While at Wingstop, Jay helped lead the company through its successful IPO. Previously, he has also served as in-house counsel for CEC Entertainment, Wachovia Corporation and UBS.

      Jay holds a B.A. in Economics degree from Southern Methodist University, a J.D. degree from the University of Oklahoma College of Law, and an M.B.A. degree from the University of Oklahoma Price College of Business.

    • Michelle Greenstreet

      Executive Vice President and Chief Administrative Officer

      Michelle Greenstreet is the Executive Vice President and Chief Administrative Officer (CAO) at Spirit Realty Capital, Inc. (NYSE: SRC), as well as a member of the company’s Management Operating Committee. In this role, she is responsible for several critical functions supporting the execution of the company’s business strategy, including Information Technology, Human Capital Management, Marketing, Corporate Communications, Organizational Design and Effectiveness, Culture Transformation, and Project Management.

      Michelle is a seasoned leader with over 20 years of experience in senior roles supporting global banking, financial services, manufacturing and technology solutions. She joined Spirit in November 2015 as Senior Vice President and Chief Human Resources Officer, and led the company’s relocation from Arizona to Dallas, as well as process improvement and culture transformation initiatives. She was promoted to CAO just 10 months later for her significant contributions and outstanding leadership through the company’s transition. Prior to Spirit, she was a Senior Director at a large technology company offering SAAS products for the travel and hospitality industry. Michelle spent the majority of her career in the financial services sector, where she served in various senior human resource and business advisory roles at Citigroup, Inc. for nearly 14 years.

      Michelle holds a Bachelor of Administration, Political Science degree from Texas A&M University-Commerce.

  • Prakash Parag

    Senior Vice President and Chief Accounting Officer

    Mr. Parag has served as the Senior Vice President and Chief Accounting Officer since May 2016. He has oversight responsibility for the company’s controllership, external and internal reporting, as well as the accounting and reporting functions. In addition, Mr. Parag serves on the company’s Management Operating Committee that monitors business activities and defines company strategy. He is an accomplished financial executive with more than 18 years of experience in accounting, auditing and finance. Prior to joining Spirit, he served in various leadership roles at Ernst & Young during his tenure. Most recently, he served as an Executive Director and provided assurance and advisory services to a number of public and private entities. Mr. Parag is a graduate of the University of Witwatersrand in Johannesburg, South Africa, and earned a Masters of Business Administration in Finance from Emory University.

Acquisitions Team

    • Eric Carstensen

      Senior Director – Acquisitions, Broker Deals

      Mr. Carstensen joined the Spirit team in August 2016 and currently serves as Sr. Director, Acquisitions. His primary responsibilities include sourcing, valuing and analyzing potential single tenant net lease real estate opportunities throughout the Eastern Region of the U.S. Eric comes to Spirit with 10 years of real estate experience from various roles in the net lease space including acquisitions, dispositions, asset management and underwriting. Prior to joining us, Eric served as a Sr. Manager at VEREIT, Inc. in both acquisitions and dispositions. Eric earned a B.B.A in Economics and Finance from the University of Iowa.

Asset Management Team

      • Ken Heimlich

        Senior Vice President and Head of Asset Management

        Mr. Heimlich joined Spirit in March 2017 as Senior Vice President and Head of Asset Management. In this role, he has oversight responsibility for servicing, dispositions, lease administration, property management, and construction. In addition, Mr. Heimlich serves on the company’s Investment Committee and Management Operating Committee that monitors business activities and defines company strategy. He has extensive experience in the REIT industry having served as managing Principal at Capital Formation, LLC, a net lease real estate advisory firm, as well as in several senior leadership roles at GE Capital, Franchise Finance. During his tenure at GE Capital, he successfully led the IPS and Surplus platforms for a 2,000+ property portfolio, built and directed a nationwide retail development platform, and managed a 500-property triple net lease portfolio. Mr. Heimlich earned a B.S. in Finance from Eastern Illinois University.

      • Travis Carter

        Director – Asset Management

        Mr. Carter joined us in June 2013 and currently serves as Director of Asset Management. He is responsible for special servicing, credit monitoring, and property management for the portfolio, including workouts, property sales, re-leasing and property management for vacant properties. Prior to joining us, Mr. Carter served as Vice President of Real Estate Development at Community By Design, Inc., a mixed-use developer. Mr. Carter earned a BS in Real Estate and Finance and a MBA in Real Estate from the University of Wisconsin – Madison.

      • Tyler Sorenson

        Director – Asset Management

        Mr. Sorenson joined Spirit in September 2016 and serves as a Director of Asset Management. In this role, Mr. Sorenson and his team are currently responsible for managing one-third of Spirit’s real estate portfolio. Responsibilities include active portfolio management, dispositions, re-leasing, debt placement, special circumstances workouts, and property management. Prior to joining Spirit, Mr. Sorenson most recently served as Vice President of Dispositions for GE Capital Franchise Finance. In his role, Mr. Sorenson was responsible for asset management and dispositions for a portion of GEFF’s restaurant sale leaseback portfolio. Prior to that, Mr. Sorenson held positions at Regency Centers, a REIT focused on grocery-anchored shopping centers, and TransWestern, a multifaceted real estate services firm. Mr. Sorenson earned a BA from the University of Texas at Austin, and an MBA from SMU Cox School of Business.

Asset Management & Direct Sale-Leaseback

  • Daniel Rosenberg

    Senior Vice President, Asset Management and Direct Sale-Leasebacks

    Mr. Rosenberg joined us in November 2007 and currently serves as Senior Vice President of Asset Management. He is responsible for special servicing and property management for the portfolio, including workouts, property sales, re-leasing and property management. In addition to Mr. Rosenberg’s Asset Management functions, he sources new opportunities and is responsible for the company’s direct sale-leaseback investments. Mr. Rosenberg also serves on the company’s Management Operating Committee. Prior to joining us, Mr. Rosenberg served as an Associate at Greenblatt & Associates, a general law practice in Woodland Hills, CA. Mr. Rosenberg earned a BS from the University of Wisconsin – Madison, a J.D. from Whittier Law School, and an MBA from Arizona State University.

Credit & Underwriting

  • Bill Totherow

    Senior Vice President and Head of Credit and Underwriting

    Mr. Totherow has served as the Senior Vice President of Credit and Underwriting since May 2017. In this role, he has oversight responsibility for the credit and underwriting function. In addition, Mr. Totherow also serves on the company’s Investment Committee and Management Operating Committee. He has served in various leadership roles since joining Spirit in March 2014. Most recently, he served as Vice President-Asset Management with responsibility for sourcing new originations nationwide. Mr. Totherow is a highly-experienced executive with 22 years of experience in the commercial real estate lending industry. Prior to joining Spirit, he served in various leadership roles, including Managing Director of Acquisitions at STORE Capital, Vice President at MainStreet Lender, and Vice President at GE Capital. Mr. Totherow earned a B.S. in Finance and Accounting from the University of Arizona.
